3.Efficient In-Person Viewings
When you arrive in Budapest, you won't have to waste time searching. Based on a pre-arranged, well-organized schedule, we will visit the selected properties together in person. I will provide professional on-site support to ensure you can confidently make the best decision, free from any hidden surprises.
2. Market Research & Remote Pre-Screening
While you are organizing your travel, I will scout the entire Budapest real estate market (including both public listings and closed partner networks). I filter out unreliable ads and overpriced traps, so you are welcomed with a clean, verified shortlist.
4.Price Negotiation & Contracts
I will represent your best interests during negotiations to secure the property under the most favorable terms. To ensure legal security, I provide pre-approved, lawyer-vetted bilingual (Hungarian-English) contracts, making the paperwork fast, smooth, and completely transparent for you.

Booking Terms & Requirements
Essential Chek-in (Partner-Market Search): To initiate the search, a €30 registration fee is required upfront. This fee is 100% refundable and will be fully credited back to you on the day you successfully sign your rental contract through our agency. However, if you decide not to proceed with any of the presented options or secure a property through another source, this fee remains non-refundable to cover the administrative and sourcing work rendered. Effectively, the service is free of charge only for committed tenants who successfully complete their journey with us.
Premium Scout(Full Market Search) Payment Structure: The total service fee is equivalent to one month’s rent of the secured property. To initiate the property search, a 30% commitment fee is required upfront. The remaining 70% balance is only payable on the day you successfully sign your lease and move into your new home.
Executive Relocation (VIP) Pricing Policy: Immigration requirements, paperwork, and authority processing times vary significantly depending on whether you are an EU or Non-EU citizen. To ensure you get a fair price tailored exactly to your background, we calculate the price after our initial consultation. Official quotes are provided in writing following this assessment.
Commitment Fee Policy (6-7 Viewings Limit): The 30% commitment fee covers the intensive market research, sourcing, and preparation of properties. If we present 6 to 7 properties that fully align with your previously agreed-upon criteria and budget, but you decide not to proceed with any of them, the 30% commitment fee remains non-refundable, as the search service has been fully rendered.
Realistic Market Alignment: To ensure a successful search, we only accept clients whose criteria and budget align with the current realities of the Budapest real estate market. We establish this together during our initial online consultation before any commitment is made.
Client Cooperation: Clients are required to provide accurate information regarding their citizenship, employment status, budget, and move-in dates through our initial intake form to ensure compliance with local regulations.
